Tenant's rights
It is better to state that the lessee is responsible only for the costs and repairs related to the use of the property, but for repairs and expenses related to the fixed assets of the property (eg plumbing, electrical, elevator, boiler etc.) is the responsibility of the owner. - The rental leases have a mandatory minimum duration of three years (Law 2235/1994 and Law 1703/1997). Therefore, if you have agreed a lease term of less than three years, you have the right to stay on the property for the entire three-year period. Conversely, if at the end of the lease you want to leave, the owner may demand as compensation the rents he will lose by the end of the three-year period. If you have agreed a lease term of more than three years, the duration you agreed to is valid.

Claim compensation for your extra expenses due to the defect.
If the owner refuses to repair the defect within a reasonable time, you have the right to terminate the lease and to compensate for all the costs incurred by you for a defect.
You do not have the above rights if you were aware of these defects from the outset or if you signed a document stating that «you receive the rent unreservedly».
